If a draught is perceived as a result of gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a hole or gap, then it is likely to be a gap or an opening that requirements sealing in the way you can. Large cracks and gaps should be sealed permanently. Cracks that are greater than 3mm and let air in or out into the home need seals. For instance, if an open fireplace isn’t in use it could cause draughts, and should be shut off. Landlords and property managers are responsible for making sure that these draughts are stopped whenever imaginable.

Heating Haywards

Rental properties in Haywards must have a fixed source of heating that can warm the main or largest living space to a minimum of 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source requirements for it to be permanent (i.e., not portable) that is, at least 1.5 horsepower in capacity, and it must have the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to check if the current fix heater(s) are adequate or if you’ll require to ‘top up’ with a new heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters aren’t considered to be suitable heating options for The Healthy Homes Standard.

If the heating you provide is electric heating or heat source, it must include the thermostat. This will help make the heating more uniform and efficient. For most homes, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are required. However, in some cases like small apartments an electric, fixed heater might be enough.

If the living area already has a permanent heating source, like the heat pump, it might just require some additional energy to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the quality because they’re inefficient, unaffordable to operate or are unsafe to operate.

A ventilation quality is all about understanding that dry air will be easier to heat, and that the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway aren’t living spaces and therefore are not require an opening window or door.

Each window, door , or Skylight needs to have the ability to open up to the outside and remain at an open angle in order to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens and any other room in your home with shower, bath, cooktop or other high moisture generating item will require proper extractor fan systems that are vented to the outdoors. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans in high moisture areas.

Haywards Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside It’s about having to make sure there is somewhere for surface and ground water to go and stop it from coming into the building. When it concerns damp and moisture it’s typically not apparent that it can cause a lot of trouble, causing the property to suffer and harming your tenant’s health.

Properties that are rented must be equipped with efficient drainage for the removal of rainwater, storm water, and ground water. This includes an appropriate runoff or outfall. Making sure that the water is able to go, and it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your property has an enclosed space between the floor and the soil, a ground-water barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier typically a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from entering the home. It also helps prevent water damage to the floor insulation.
