Unreasonable Gaps & Holes

Draught Stopping Highbury

Draughts may lead to dropping temperatures within houses. A draughty home will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes the area needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or a clear draught from a crack or a gap, then it is most likely a gap or an opening that requirements sealing in some way. Cracks or gaps with large gaps must be permanently stopped. Any gaps greater than 3mm that let air into or out of your house need to be sealed. For example, if an open fireplace is not in use, it can cause draughts and should be blocked from. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as far as possible.

You don’t require to cover up holes or gaps that are part of the construction. For example, tiny gaps around doors and windows may be required to allow for movement of the building when the home gets warmer and cooler, to allow them to be closed and opened instead of instead of being stuck. We will inspect every window and door during the Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy houses

Heating Highbury

Rental properties in Highbury must have a fixed source of heating that can warm the living area to at minimum 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs to remain fixed (i.e., not portable) with at minimum 1.5 kW in heating capacity, and it must have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to check if the current permanent heater(s) are adequate or whether you will require to "top-up" with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters are not considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, it should be equipped with the thermostat. This makes the heating more consistent and efficient. For the majority of houses, bigger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases like small apartments, a smaller fixed electric heater might be enough.

If the main living room is already equipped with a fixed heating source such as heat pumps, it might just require an update in order to comply with the standards. Certain types of heaters cannot be utilised to meet the quality as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Highbury

Each living space within a rental property must have at least one openable door or window to provide natural ventilation. Furthermore, moist areas like kitchens and bathrooms should be equipped with an externally vented extractor to remove moisture.

It is the ventilation standard is all about acknowledging that the dry atmosphere is more easy to heat and the property that is properly ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are all considered living spaces. Connecting spaces like the hallway are not considered liveable and therefore do not require an opening door or window.

Every window, door or the skylight needs to be able of opening to the outside and remain closed in order to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other area in your home with a bath, shower, cooktop or other high water-generating appliance will need appropriate extractor fans which are vented to the outdoors. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces with the right extractor fan for areas that are high in moisture.

Insulation Highbury

The insulation of the ceiling and underfloor is a requirement on all rental homes as of July 1st, 2019. All landlords and property managers are required to make sure the insulation meets this new quality. In certain situations, the existing ceiling insulation or insulation in the sub floor space may need to be replaced or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of mould and dampness, and also makes more easy to allow the home to retain warmth.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Highbury Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building but you must ensure there is somewhere for surface, rain as well as groundwater to move and to prevent it from getting inside. When it concerns damp and moisture it’s typically what you don’t see that can cause a lot of trouble and end up causing damages to your investment and affecting your tenant’s health.

Rental properties should have effective drainage to eliminate the stormwater and surface waters, and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a place to go and that it isn’t allowed to remain beneath buildings is a vital aspect of making sure your property is dry.

Alongside a drainage system to avoid moisture from entering, if your property has an enclosed space between your floor and the soil, a ground-water barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from rising into the building. It also helps prevent water damage to the floor insulation.
