Healthy homes are important

Why is Healthy Homes Compliance so Important?

One in three households rent in New Zealand and Kilbirnie, and research suggests that rental homes are likely to be older, colder, have less efficient heating, and generally tend to be lower quality than owner occupied properties.

In addition, people who reported four or more key issues with their housing often have lower levels of satisfaction with life and a decrease in mental health.

Improve the standard of Kilbirnie rental property can allow tenants to experience better mental and physical health, and lessen the interruption to learning, work and daily life because of illnesses. Your investment will also be better protected from mildew, mould and damp damages, which means less maintenance costs in the long run.

If a draft can be felt from unreasonable gaps or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air entering or the air is clear from a gap or hole that is, it’s likely to be a gap or an opening that requirements sealing in the way you can. Cracks and gaps that are large should be fixed permanently. Any gaps greater than 3mm that allow air in or out into the home need seals. For instance, if an open fireplace isn’t in use it could cause draughts, and should be blocked from. Property managers and landlords are responsible for ensuring that these draughts are stopped in the maximum extent possible.

There is no need to block up intentional holes or gaps in the construction. For example, tiny gaps around doors and windows might be necessary to allow movement of the building when the household heats and cools, in order to let them be opened and closed rather than being stuck. We will test every window and door during the Healthy Homes assessment of your rental property.

Kilbirnie Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside but you must ensure there is somewhere for surface, rain as well as groundwater to move and prevent it from getting inside. When it is damp and moisture, it’s typically not apparent that it can cause a lot of trouble and end up causing damages to your investment and harming your tenant’s well-being.

Rental properties should be equipped with effective drainage to eliminate the stormwater and surface waters, and ground water, including the proper outfall or runoff. Making sure that water is able to go and that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to avoid moisture ingress, if your rental is enclosed between the floor and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier usually a sheet of polythene that is placed over the ground, to block any moisture present in the ground from getting into the property. It also helps prevent from causing damage to the flooring insulation.
