Unreasonable Gaps & Holes

Draught Stopping Porirua

Draughts are a major cause of less temperature in houses. A damp home will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see a clear draught from a hole or gap, then it is likely to be a gap or an opening that needs sealing in the way you can. Cracks and gaps that are large should be sealed permanently. The gaps that exceed 3mm that let air in or out within the house require to be sealed. For example, if an open fireplace is not in use, it could cause draughts, and must be sealed off. Landlords and property managers are accountable for making sure that such draughts are squelched whenever possible.

You don’t need to block off holes or gaps in the construction. For instance, small gaps around doors and windows might be necessary to allow for the movement of the building as the house warms and cools so that they are able to be closed and opened rather than being stuck. We will inspect every window and door as part of your Healthy Homes assessment of your rental property.

Heating Porirua

Rental properties in Porirua require a reliable heating source that can heat the main or largest living space to at least 18degC even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements that it be permanently fixed (i.e., not portable), at minimum 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool can be used to check if the existing fix heater(s) are adequate or whether you will need to "top up" with a new heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it must be equipped with an thermostat. This makes the heating more consistent and effective. For most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in certain instances like small apartments, a smaller fixed electric heater could be enough.

If the main living room already has a central heating source, like heat pumps, it might just require an update to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard as they are either expensive, inefficient and/or unsafe to run.

Ventilation Porirua

Every living space of a rental property has to contain at minimum one open window or exterior door to provide natural airflow. Furthermore, moist areas such as kitchens or bathrooms should be equipped with an externally vented extractor fan to eliminate moisture.

A ventilation quality is all about recognising how dry air will be easier to heat, and that an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable and therefore do not require an opening door or window.

Each window, door or Skylight needs to be able of opening to the outside and remain set in an opening position, allowing for fresh air circulation and ventilation.

All bathrooms and kitchens and any other room in your house that houses shower, bath and cooktop or another humidity-generating items will need appropriate extractor fans that vent to the outside. This Healthy Homes Assessment service will verify that there is enough air circulation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Porirua

Ceiling and underfloor insulation is a requirement to all rental houses from 1 July 2019. All landlords and property managers must make sure that the insulation meets current quality. In some cases, existing ceiling insulation or insulation in the sub floor space might need to be topped up or replaced.

A well-insulated house can reduce condensation and lower the chance of mould and damp, as well as making more easy to the household to hold the heat.

Insulation needs to meet the R-values of your area.

The "R" refers to thermal resistance and is a gauge of how well the insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Porirua Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building but you must make sure there is somewhere for rain, surface and ground water to go and prevent it from getting into the building. When it is about damp and water, it is usually the things you don’t notice that can cause a lot of trouble that can cause damages to your investment and affecting the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to get rid of floodwaters, surface water, and ground water. This includes the proper outfall or runoff. Making sure that the water has a proper place to go, and also that it can’t linger underneath the structures is a crucial aspect of keeping your property dry.

In addition to an irrigation system to stop water ingress, if the rental has an enclosed gap between floorboards and the soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from accumulating into the property. It also assists in preventing any damage to your underfloor insulation.
